Types of Work Involved
Adamson Construction was tasked to re-furbish a dated felted roof system over a single storey office.
Deterioration to the current roofing had caused water ingress into the building. This was due to thermal movement in the existing felt causing cracks. The felted system had de-bonded from the back of the fascia trim, leaving an open crack for water to penetrate. Flashing details were poor giving access to further water penetration.
Firstly edge protection was erected providing a safe working area. The stones were then removed from the roof surface which was cleaned and the existing felt was prepared with a bridging membrane. The existing facia and soffit were removed and rigid 100mm Celotex insulation boarding inserted and the existing soffit and facia boarding replaced with UPVC.
Two coats of Sikalastic were then applied with Sika reinforcement-mat dressed into it and back rolled.
Fibreglass reinforced liquid applied roofing membranes give a superior roof surface as the membrane is a seamless coating. Felted systems are jointed every metre and this will be prone to leaks later in life. The Sikalastic life can be easily increased by re-coating to Manufacturer’s specification before its 10-year limit.
