The Task:

CDM notifiable project requiring a detailed health and safety folder to enable the client to compose an O&M (Operation and Maintenance) Manual. Refurbishment of shopping centre WC’s and family room. Installation of all new sanitary ware including new cubicles, vanity units, hand dryers and mirrors.

The Problem:

Observatory shopping centre was still in use and the only temporary facility for public WC’s were in the centre management’s staff toilets. Because of this we were actioned to do the female side first incorporating the family room as well. The public were directed using signage to the staff toilets. We were programmed to carry the first phase of the works in 3 weeks. This required meticulous planning of trades and materials to meet this time line. Immediately after the female toilets and family room were signed off, we were to start on the male side.

The Solution:

Firstly signage was erected and the public entrances and working areas were screened off from the public to prevent ingress of dust to the shopping centre and to make the area safe and secure. All services were isolated. All WC’s were left in place and covered as these were to be overhauled. All other sanitary ware, cubicles, vanity units and hand dryers were decanted and disposed of. The existing ceiling lighting and ventilation grills were disconnected.

Lighting was disposed of and grills set aside for refurbishment and temporary lighting was installed throughout site. The suspended ceiling was then dismantled and disposed of and all wall tile grout was removed back to adhesive.

A new Armstrong clip-in ceiling was installed with perforated tiles. New venting ducts were installed in the ceiling grid along with LED lighting and an LED strip light into the bulk head above the vanity units.

New sinks with sensor taps and urinals were installed. All WC’s were refurbished and some replaced where required. New anti-vandal toilet seats were installed. DOC M packs were installed into the disabled WC’s. Bench mounted soap dispensers were installed into the vanity units.New HPL (High Pressured Laminate) cubicles were installed to all areas.

New point of use water heaters were installed into both the male and female service ducts.Fuse spurs were installed for all sensor taps, water heaters and Ecoblade hand-dryers. Hand dryers were then installed.

All wall tiles were re-grouted and polished off then decoration and repair to all door frames and family room walls. All door hardware was replaced or refurbished. This included locks, door-closers and hinges. New mirrors were installed to all vanity units.

The sprinkler system, smoke detectors, security cameras and speakers were re-configured to fit new ceiling grid layout. All floor tiles were steam cleaned and new floor grills fitted to drainage.

WC’s were re-opened once client was happy with the works. Once work was completed we compiled our Health and safety file and forwarded it to our client’s CDM Principal Designer.
